Frequently Asked Questions

Rental Requirements

Applicants must show proof that they have an annual income that equals or exceeds two times the annual cost of rent, and applicants without a housing subsidy must have a credit history with no open bankruptcy or high level of collections and/or charge offs. Please call us for further details and exceptions.

Amenities

Yes, each home has dedicated off-street parking. Guest parking is available at the office. Parking on the streets is not allowed, though.

We have a refreshing swimming pool to enjoy in summers, and a year-round playground and open space.

Our pool is open from Memorial Day weekend (at the end of May) to Labor Day weekend (in early September).

Yes! We allow up to 2 pets per home. Cats are welcome as are most dogs. Please ask about our breed and weight restrictions. 

All homes come with a fridge and range. Some homes also have dishwashers. All homes have full-size washer-dryer connections. 

Maintenance

We change the locks and have the home professionally cleaned. If the home has carpet, those are cleaned too. Some homes are also repainted, in full or touch-ups, and some get new blinds. We inspect each home to be sure it's as clean and neat as possible before your arrival.

That's up to you! If you would like to be home, we're happy to schedule an appointment. If you can't be there, then we just need your permission to enter. All dogs must be kenneled or away from home for our maintenance team to go in, though. Please understand emegency situations (fire, flooding, etc.) are handled differently. Ask the office for more details. 

The fastest way to submit a work order is by contacting the office either in person, by phone or with an email to someone directly in our office. 

During our business hours, please contact the office directly as we'll be happy to help. After business hours or on weekends, you will have to call (and pay for) a locksmith.

Admin

In Wyoming, it does take several days for your background check to come in. It may take longer if you've lived in multiple counties or out-of-state. We kindly ask you allow 3-5 business days. 

You can pay online, via your resident portal, and this is our recommended method. Autopay means no late payments! You can also make a payment at King Soopers or Walmart. Please ask the office for more details.

Yes, your lease does require renter's insurance. Ascentia-West Winds needs to be listed as an additional insured on your policy, and we will need a copy of your updated policy with each lease renewal.

Spectrum is our local provider. 

Yes, but there could be a financial penalty. Exceptions can be made for active military personnel. Please contact the office so we can discuss.

It's simple! We'll give you a list of utility companies, and then you just contact them to set-up your accounts.

Water is included with your rent. You will pay trash and sewer with your monthly rent.

Location

The Cheyenne Transit Program has four routes. The nearest bus stop is near Safeway, approximately a 15 minute walk.

We're in Laramie County School District 1.

Directions

From I-25; Take West College Dr east. Turn right (south) on Highway 85/South Greeley Highway. 
From the Cheyenne Regional Airport; Take Airport Parkway West to Morrie Avenue. Turn right onto East 20th Street. Turn left onto Highway 85 and continue straight for about 3 miles. Turn right onto Williams Street.
From F.E. Warren Air Force Base: Get on I-25 from Missle Drive. Take the loop to I-80 East. Take exit 362 onto Highway 85 and go south. Turn right on Williams Street.
